Flooring in Lake Wales, FL: What the Hilliest Corner of Polk County Asks For

Lake Wales has two distinct housing markets: historic downtown bungalows with original wood subfloors and newer Lake Ashton construction on standard slab. Here is what we have learned installing floors across both.

Lake Wales is about thirty minutes south of our Winter Haven showroom on US-27. It is the farthest city in our service area, and it is unlike anywhere else in Polk County. Iron Mountain rises to approximately 295 feet near the center of town, making this the hilliest stretch of the county. The landscape shifts. The houses are different. The architecture tells a longer story.

Bok Tower Gardens sits at the top of Iron Mountain. The 250-acre garden was designed by Frederick Law Olmsted Jr. and dedicated by President Coolidge in 1929. The 205-foot Singing Tower with its 60-bell carillon is a National Historic Landmark. Downtown Lake Wales along Park Avenue and Central Avenue is one of Florida's first Main Street programs, anchored by Lake Wailes Park.

None of that is a digression. It tells you what kind of city Lake Wales is. A city with real history, real architecture, and real homes worth treating carefully. We have been installing flooring in Lake Wales since 1962. This guide is what we tell Lake Wales customers before they start shopping.

Historic bungalows and the Downtown District

The historic downtown neighborhoods of Lake Wales were built mostly between the 1910s and the 1940s. These are not slab homes. They have crawl spaces, original framing, and wood subfloors: heart pine and longleaf pine that was standard Florida construction before the post-war slab era. If your home is in or near the Downtown Historic District along Park Avenue and Central Avenue, this section is for you.

Wood subfloors change what is possible. In most Polk County homes on concrete slab, solid hardwood is not a practical option. In a Lake Wales historic bungalow with an original pine subfloor, it is. Nail-down installation into a real wood subfloor is how solid hardwood is supposed to go in. If the subfloor is in good condition and moisture tests well, you can put down a solid hardwood floor that reads exactly right for the architecture.

The original baseboards in these homes often have profiles you cannot buy at a home center today. The thresholds between rooms were built to match the original floor thickness. The subfloor may have soft spots, squeaks, or gaps from decades of humidity cycling. We look at all of it before we quote.

Here is what we check on a Lake Wales bungalow visit. We test the wood subfloor for moisture and structural integrity. We note the baseboard profiles and existing transition heights. We ask what the homeowner wants to preserve. Many of these homes still have original flooring that can be refinished instead of replaced. When new flooring goes in, we choose material that fits the architecture. Narrow-plank hardwood in a 2.25 to 3-inch profile reads correctly in homes from this era. Lake Ashton and newer construction

Lake Ashton is a large gated golf community west of downtown Lake Wales along Burns Avenue. It is a significant part of our Lake Wales work. Homes in Lake Ashton were built starting in the late 1990s and continue through newer phases. This is standard Florida slab construction.

The rule for Lake Ashton and all newer Lake Wales construction is the same as for the rest of Polk County. The slab is your subfloor. Concrete holds moisture for a long time after it looks dry. We test the slab before we recommend any floor. A slab that reads above 75% relative humidity is not ready for any wood-based floor without moisture mitigation first.

Luxury vinyl plank is the workhorse for Lake Ashton great rooms, kitchens, and high-traffic areas. It is 100% waterproof, installs directly over concrete, handles Florida humidity without complaint, and the better lines look convincingly like hardwood. For an active Lake Ashton household, LVP in the main living spaces is the practical answer.

Formal spaces in Lake Ashton, dining rooms, studies, and master suites, are where engineered hardwood earns its place. Engineered hardwood has a real wood surface over a stable plywood core. It handles Florida humidity better than solid hardwood. When the slab tests below 75% relative humidity, it gives a formal Lake Ashton room the warmth and character that LVP cannot fully match.

Bathrooms, laundry rooms, and any room near the pool enclosure in Lake Ashton call for porcelain tile. Tile is impervious to moisture. It does not react to slab humidity. It handles Florida's climate without conditions.

The Mountain Lake Historic District

Mountain Lake is a private residential community on the National Register of Historic Places, located on and around Iron Mountain. This was the neighborhood where Edward Bok himself lived, and the Mediterranean Revival character of the architecture reflects that original vision. It is one of the most architecturally significant planned communities in Central Florida.

Homes in Mountain Lake were built primarily in the 1920s and 1930s. The construction here is a mix: some homes have original wood subfloors, others were built on slab as later phases expanded the community. We assess each home individually.

Mediterranean Revival architecture calls for flooring that complements warm plaster walls, arched doorways, and clay tile rooflines. Large-format porcelain in a travertine or warm stone look reads correctly in this setting. Engineered hardwood in a wire-brushed European oak complements the period character. We avoid products that read as modern and generic in these spaces. The floor should belong to the house.

  • **Refinishing**: if the original hardwood is in reasonable condition, refinishing is often the best option. We can assess whether what is there is worth saving before you replace it.

For Lake Ashton, Indian Lake Estates, and all newer Lake Wales slab construction:

  • **Luxury vinyl plank**: the workhorse for slab homes. Waterproof, durable, installs over concrete. Best choice for great rooms, kitchens, hallways, and any high-traffic area.
  • **Engineered hardwood**: works in formal spaces and bedrooms when the slab tests below 75% relative humidity. Real wood look with better moisture stability than solid.
  • **Porcelain tile**: the right answer for bathrooms, kitchens, laundry rooms, and covered lanais. Impervious to moisture and easy to clean.
  • **Carpet**: still the best choice for bedrooms and quiet rooms where comfort matters more than waterproofing.
