The community we serve
Mountain Lake was founded in 1915 and laid out by Frederick Law Olmsted, Jr., son of the man who designed Central Park. Its streets follow the contours of the ridge instead of a grid. Its golf course is a Seth Raynor original. Its historic homes went up between 1916 and 1934 on lots of at least two acres, and the whole 896 acres went on the National Register of Historic Places in 1993 as the Mountain Lake Estates Historic District.
One of its early residents was Edward Bok, who built here in 1922, then bought the hilltop next door and turned it into the sanctuary and carillon the whole state knows as Bok Tower Gardens. President Coolidge dedicated it in 1929. The tower is still visible from the golf course. Most people in Polk County have stood under it. Very few have been through your gate.
Today the community runs to more than 125 homes across roughly 1,100 acres, a mix of the original Mediterranean Revival houses and newer construction. Residents call it simply Mountain Lake. We measure for free, we put the work in with installers we train and certify, and every job carries an industry-best labor warranty. You had other options. We know it.
Why this job is not a normal job
Four things about Mountain Lake that change how we work.
Most of Polk County is concrete block on a slab, poured after 1985, on a street a GPS can find. Almost none of that is true here, and pretending otherwise is how a floor goes wrong.
Basements, which Florida almost never has
The National Register nomination for the district calls basements a highly unusual feature for most of Florida, and common here. Most were built to hold heating and mechanical equipment. A below-grade room is concrete against soil, so it gets moisture tested and gets material rated for it.
Wood-framed floors, not the usual slab
The same nomination describes the historic homes as mostly platform frame on continuous concrete foundations. That is a different install than the slab-on-grade we lay in most of Polk County: different fasteners, different underlayment, different squeaks to chase. Newer homes here are the standard Florida slab. We look before we quote.
Addresses that do not behave
The 1993 survey recorded no named streets and no street numbers inside the community. Homes carry an assigned number instead. Typing an address into a phone does not get a delivery truck to your door, so we confirm the route and the drop spot with you ahead of the install.
A gate that means it
Mountain Lake states that property access is limited to members and their registered guests. There is no public contractor procedure, so we call the club office and coordinate with you before install day. Nobody from our side shows up at that gate unannounced.

A fair question
Does the historic listing limit what you can do inside?
Not by itself. The National Park Service is direct about this: listing on the National Register places no federal restrictions on what a private owner does with their property, unless federal money or federal permitting is involved. Polk County's own historic-preservation ordinance keys its review to work that changes the exterior of a structure, and exempts ordinary maintenance and repair.
Mountain Lake has always governed its own look, though. The National Register nomination records that the Mountain Lake Corporation controlled land use, density, setback, landscape, and architectural design, enforced through restrictive covenants. That document describes the historic period, not today's process. So we ask you to confirm the community's current requirements before we start, and we plan the job around them. Flooring, cabinets, and countertops are interior work, which is usually the simplest case. We would rather ask first than apologize after.
