Carlsberg Estates on Lake Suzanne is a small, gated 55+ community in Lake Wales. It is deed-restricted and owner-occupied, and it counts 162 homes. The homeowners association was incorporated in 2000. The recorded plat and the older county records still carry the community's first name, Chalet Estates on Lake Suzanne, so you will see it listed both ways. Ask a neighbor and you might hear either one. We answer to both.
The community sits on Lake Suzanne, and some of the lots are true lakefront. The clubhouse holds a wellness center and a big recreation room for cards and pool. There is a heated pool and a gazebo deck looking out over the lake. The homes are site-built and single family: concrete block, stucco walls. Not manufactured. They were built out through the early 2000s.
Homes from the early 2000s are reaching the point where the first floor covering and the first kitchen start asking for a refresh. Block and stucco takes flooring the way we install it all over Polk County: waterproof luxury vinyl plank, porcelain tile, and soft carpet, with no manufactured-home subfloor to plan around.
