Auburndale is about fifteen minutes east of our Winter Haven showroom on US-92. It is a town with a particular character: tight-knit neighborhoods where neighbors pass along names of tradespeople they trust. A lot of our Auburndale work has come from a neighbor telling a neighbor. That is a kind of trust we do not take lightly. We have been installing flooring in Auburndale since the company opened in 1962, and we hope to still be doing it when the next generation takes over.

Auburndale's housing stock is genuinely varied. Lakefront properties on Lake Ariana, Lake Juliana, Lake Myrtle, and Lake Lena. Older mid-century homes on the inland streets. Newer gated communities on the north and west edges of town. Each setting has different flooring needs. This guide is what we tell Auburndale customers before they start shopping.

Lakefront homes on Lake Ariana, Lake Juliana, and Lake Myrtle

Auburndale's largest lake is Lake Ariana, right in the heart of the city. Lake Juliana sits on the north side, and Lake Myrtle is near the east edge of town by the Lake Myrtle Sports Park. Properties on all three lakes share a common challenge: elevated humidity at ground level, especially at doors and windows that face the water.

At water-facing entries and the rooms directly behind them, a 100% waterproof floor is the only responsible recommendation. Luxury vinyl plank handles this without conditions. It does not swell, buckle, or delaminate from moisture vapor. It installs directly over concrete slab. The better lines look convincingly like hardwood, and they hold up to the traffic and sand that comes in from lake access.

Further into the home, away from the water-facing side, the options open up. Rooms without direct lake exposure, like master bedrooms or interior hallways, can carry engineered hardwood when the slab tests below 75% relative humidity. We test the slab before recommending anything. A slab that looks dry can read high on the meter, and high moisture on a slab will shorten the life of any wood-based floor.

For lakefront homes in communities like Lake Juliana Estates, a common approach is LVP through the living areas, kitchen, and water-facing rooms, with engineered hardwood or carpet in the bedrooms. That split gives you waterproof performance where you need it and warmth where it matters most.

Every install includes our FIDO subfloor treatment. FIDO neutralizes bacteria and odors in the concrete subfloor before the new floor goes down. On a lakefront home that has carried moisture over the years, this step makes a real difference.

Newer subdivisions and gated communities

Auburndale has seen steady residential growth on its outskirts. Lake Juliana Estates on the north end is a gated lakefront community with larger homes and higher finish expectations. The Hamptons, The Reserve at Van Oaks, and Hills of Arietta are newer subdivisions with standard Florida slab construction. These are the homes where we do the most volume today.

Standard Florida slab construction means the concrete is your subfloor. There is no crawl space, no air gap between the floor and the ground. Concrete holds moisture for a long time after it looks dry. We test before we recommend anything.

Luxury vinyl plank is the workhorse for these newer communities. It is waterproof, it installs cleanly over slab, and it handles the traffic from kids, pets, and Polk County sand. The better lines at the mid-to-upper price tier are convincing enough that guests ask what species of wood it is. For most living rooms, hallways, and kitchens in Hills of Arietta or The Reserve at Van Oaks, LVP is the answer we come back to most often.

Engineered hardwood is the right upgrade when the slab reads clean. Gated communities and larger newer homes often want the warmth and status of real wood, and engineered hardwood delivers it. A wide-plank white oak or hickory in a light, natural finish reads current and holds its value. We test the slab, and if it reads below threshold, engineered hardwood is a real option. If it reads high, we talk honestly about moisture mitigation before going any further.

For homeowners in Jan Phyl Village or the Inwood area between Auburndale and Winter Haven, the same rules apply. These unincorporated pockets are on slab, and we serve them just as we do any Auburndale address.

Material guide for Auburndale homes

Here is honest, Florida-specific advice on what works where in Auburndale:

  • **Luxury vinyl plank**: the practical first answer for most Auburndale homes. 100% waterproof, installs over slab, handles Florida humidity and lakefront conditions. Ideal for living areas, kitchens, hallways, and any room near a water-facing door. See our LVP page for what we carry.
  • **Engineered hardwood**: real wood surface over a stable plywood core. Better for Florida than solid hardwood. Works on slab when moisture tests are favorable. A strong choice for bedrooms and main living areas in newer Auburndale communities when conditions allow. See our hardwood page.
  • **Porcelain tile**: the right answer for Auburndale kitchens, bathrooms, laundry rooms, and covered lanais. Impervious to moisture, does not react to slab humidity, cleans easily, and holds up to Florida living without conditions. Large-format porcelain in a neutral stone look is popular in lakefront homes. See our tile page.
  • **Carpet**: still the best choice for Auburndale bedrooms. Softer, quieter, and warmer in rooms where you are not fighting humidity or heavy traffic. Good mid-grade nylon holds up well in Polk County bedrooms for ten to fifteen years. See our carpet page.
  • **What to avoid**: solid hardwood directly over slab is a risk in Auburndale, especially near the lakes. Laminate is waterproof-adjacent but not fully waterproof. Neither is a recommendation for lakefront rooms or any slab home that has not been tested.

Cost ranges for Auburndale flooring in 2026

Here are honest, turnkey ranges for a 1,000-square-foot Auburndale flooring project. These include material, labor, removal of the old floor, basic subfloor prep, and transitions:

  • **Carpet**: $3,500 to $6,500
  • **Luxury vinyl plank**: $5,500 to $11,000
  • **Engineered hardwood**: $9,000 to $16,000
  • **Porcelain tile**: $10,000 to $20,000+

Most Auburndale homes land between $7,000 and $13,000 for a full mid-grade install of LVP or engineered hardwood, including removal and prep. If the slab needs moisture mitigation, add $3,000 to $5,000. Lakefront homes near Lake Ariana or Lake Juliana should budget for that possibility.

Common questions

What flooring is best for lakefront homes in Auburndale, FL?

Luxury vinyl plank is the safest choice for rooms near the water. It is 100% waterproof, installs over slab, and handles the elevated humidity that comes with lakefront living on Lake Ariana, Lake Juliana, or Lake Myrtle. For rooms further from the water, engineered hardwood is a strong option when the slab tests below 75% relative humidity. We test the slab at the free estimate before recommending anything. Lakefront homes should also budget for possible moisture mitigation. The full breakdown is in our slab moisture guide.

How much does flooring installation cost in Auburndale, FL?

A 1,000-square-foot install in Auburndale runs from about $3,500 for carpet to over $20,000 for premium porcelain tile. Most homes land between $7,000 and $13,000 for mid-grade LVP or engineered hardwood, including removal and prep. Lakefront homes or any home where the slab tests high for moisture may need mitigation, which adds $3,000 to $5,000. We provide a free written estimate at your home so you know the full scope before you commit.

How soon can you start a flooring project in Auburndale?

Timeline depends on the current schedule and the material you choose. Most products are in stock or available within a few weeks. The in-home measure and written quote is the first step. Once you approve the quote, we schedule the install and confirm lead time for the specific product. Reach out through the contact page and we will give you a realistic start date based on the current schedule. We do not oversell lead times to close a sale.
