The community we serve
The Colonnades sits in South Lakeland, off West Pipkin Road. It is a gated, deed-restricted community for residents 55 and over: 360 single-family homes, all site-built. Every homeowner belongs to the Colonnades Property Owners Association, which elects a volunteer board and self-manages the neighborhood, roads and clubhouse included. No outside management company. The neighbors run it.
The land has a past. In the early 1980s, part of the old Pipkin Dairy pastureland was sold to developers and started out as Lakewood Village, a manufactured-home rental community. Then Florida Leisure Communities bought the development and changed the rule: site-built homes only from that point on. The Colonnades built out between 1986 and 1994, and the third and final phase sold out that last year. So the neighborhood you walk through today is not a manufactured-home community. It is a subdivision of site-built single-family homes, most of them thirty to forty years old now.
Residents share a 6,900-square-foot clubhouse, an Olympic-sized swimming pool and hot tub, a fitness center, a sauna, a well-stocked library, a billiards room, shuffleboard courts, and horseshoe pits. That is a neighborhood built for people who plan on staying active.
We haven't worked inside your gate yet. We'd like to change that. Homes built between 1986 and 1994 reach the age where a kitchen or a floor starts asking to be replaced, and we have been doing this work in Polk County since 1962. We measure for free, we put the work in with installers we train and certify, and every job carries an industry-best residential labor warranty. Floors for homes built between 1986 and 1994
Original floors from that build-out have had a long run. We install waterproof LVP, engineered hardwood, tile, and carpet that stand up to Florida humidity and a busy 55+ household.
Kitchens built for how you cook now
Pull-out shelves, soft-close drawers, and vanities set at a comfortable height. We build cabinets around the way you use the kitchen today, not the way a builder guessed you would thirty years ago.
Countertops that don't ask for upkeep
Quartz is non-porous and needs no sealing. Granite brings natural movement and character. Either way, we template to the walls and counters you actually have, not to a drawing.
We work with your gate and your POA
The Colonnades is fully gated and self-managed by its own Property Owners Association, not an outside management company. We set delivery and install timing with you ahead of time, so nothing shows up at that gate unannounced.
